About the project
Apeiron, formerly known as Rubin Office Center, is a modern office building with over 12,000 sqm displayed on 8 above-ground floors, and features 173 parking spaces spread across 3 underground floors. The building is located in Karlin, Prague 8, Czech Republic, on Sokolovská Street, directly opposite the Křižíkova tram stop and in close proximity to the Křižíkova metro station. Apeiron Office Center provides easy access by all means of transport. Its prime location in Prague 8 – Karlin ensures a delightful atmosphere with excellent connections to the city center and convenient access to civic amenities.
The building provides modern office space that ensures a comfortable working environment just a short walk from the city center. Apeiron is surrounded by a wealth of attractions, including cultural destinations, cafes, restaurants, and shops, making it an ideal location for businesses to thrive. The tranquility of a well-maintained park, the Vltava River, and the Vítkov Hill accentuate the abundance of services and leisure options available in the area. The proximity of the Florenc international bus station ensures fantastic connectivity to bus and coach services, which are less than a 10-minute walk away. The Karlin area is well-connected to a vast network of cycle paths in Prague, providing an environmentally friendly commuting solution within the city.
The acquisition of the Rubin office building was completed in April 2017 by Revetas Capital Fund II LP as a part of the Project Papa office portfolio in Prague. The portfolio includes four office assets, namely BBC Villas, Corso Karlin, Zirkon, with a total GLA of 40,302 sqm. The investment was acquired from a global real estate investment firm. As part of the transaction, Revetas successfully refinanced and acquired the existing debt facility from a subsidiary of a global private equity firm and a German institutional bank. Revetas has secured financing from a major Austrian bank.
During its ownership, Revetas has made significant investments to improve the quality and sustainability profile of its assets. The firm successfully completed the full refurbishment of the Apeiron office building, which began in 2018 and was completed in 2019, at a total cost of EUR 4.2 million. The renovation project included various aspects such as the modernisation of the building’s façade and common areas, the replacement of the elevators, the renewal of the technical installations, the extension and complete modernisation of the retail units, and the renovation of most of the spaces occupied by tenants. Notably, a brand new, fully equipped clinic was created on the first floor, covering over 1200 square meters. The refurbishment was successfully completed while operating at almost full occupancy. Thanks to the modernization and a solid strategy, leasing activity around the building has intensified, with four new retail tenants moving in. Furthermore, all primary tenants have extended their leases and, in some cases, even increased their space.
The new name of the building, Apeiron, which means “infinity” in Greek, was chosen as a symbol of the desire to create a timeless structure that looks to the future. The symbol “∞” represents infinity when it is horizontal, but it represents the district number of Karlin when it is vertical.
In October 2021, Revetas successfully completed the disposal of the remaining assets of Revetas Capital Fund II’s Project Papa office portfolio, bringing the total transaction value of the portfolio to over EUR 100 million. BBC Vila was previously sold to the Passerinvest Group. A local real estate group, Českomoravská Nemovitostní (“ČMN”). has acquired the three remaining assets in the Karlin neighborhood: the Corso Karlin, Apeiron, and Zirkon office buildings. These buildings have a total gross leasable area of approximately 33,000 square meters and are located in close proximity to each other.
