The Carlton project is a 61,000 sqm mixed-use real estate in one of the best locations in Bratislava, Slovakia, comprising lodging & hospitality (a 4-star internationally managed hotel with 170 rooms), office and retail with 18,000 sqm of GLA and a car park in the city center.

Thanks to its location – in the heart of the city’s Old Town – it is in direct contact with the beautiful bank of the Danube River as well as the historic centre of Bratislava, with its numerous restaurants, coffeehouses, shops and cultural monuments, whilst providing an ease of access to the city’s inner ring roads. One of the asset’s key advantages is an underground car park with 450 spaces ­– the largest of its kind in the historic center Bratislava.

The existing office space is located in four buildings with individual layouts, complemented by conference rooms and high-quality administrative and hotel services. The offices are easily accessible by private and public transport, with convenient access to a motorway bypass and fast connections to Vienna, Prague and Budapest. The asset was acquired in 2006 and sold in 2016. The Firm’s role was to acquire 100% shareholding by taking over the entire Slovak portfolio under a full recapitalisation and restructuring agreement with the banks.

During the holding period, several value-creation strategies were effectively executed by completing the bank restructuring and actively managing the assets to stabilise income, reduce the bank debt and increase value.
