About the project

 

City Gate is a prime mixed-use retail/office/residential development of 12,000 sqm located on Štúrova Street, in the very heart of the Old Town of Bratislava, Slovakia.

The building was designed by renowned architects Eugen Kramár and Štefan Lukačovič in the 1940s and completed after the war. Its location offers excellent brand visibility and pedestrian traffic from Štúrova Street, Gorkého Street, or Kamenné Square. It is also the perfect place for those who wish to live in the heart of the capital metropolis and be close to the old Bratislava. The City Gate building is just a few steps away from the historic Slovak National Theatre, the Reduta, the Old Market, and a wide range of amenities.

The former headquarters of VUB Bank (Intesa Sanpaolo) was acquired directly from the bank in 2005 through an equity/operating partnership and sold in 2007.  Bifrost was responsible for origination, financing, value creation and active management during the holding period.

Throughout the period of ownership, a number of value-creation strategies were successfully implemented, such as originating the deal through a direct link to the bank’s board, structuring a financing package that included a vendor loan, traditional debt and equity, planning a mixed-use redevelopment of the property into retail, office and residential space, selling the asset to a prominent CEE property developer, and ultimately securing all necessary building permits for the new development.
